GENERAL SUMMARY:

Performs a variety of high-level maintenance functions including: electrical, heating/cooling, plumbing, construction, etc. Performs
all functions of Facilities Technicians 1 and 2.

KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:

Graduation from an accredited high school or vocational program offering training in electrical, plumbing, mechanical and/or electronics
maintenance. Maintains and/or working towards licensure in related field (i.e., journeyman license, and/or state contractor’s license).
Associates degree in a related field or plant maintenance and/or a completed apprenticeship with certification from an approved trade school
or college.
2. At least five years of maintenance service with experience in electrical installation, plumbing, mechanical, electronics, or heating and
ventilating systems, or four years as an accomplished Facilities Tech II.
3. Knowledge of the concepts, techniques, and principles used in the maintenance of buildings and complex mechanical systems.
4. Working knowledge of basic carpentry, plumbing, mechanics, controls, electrical systems, electronics, refrigeration, heating systems, and
sanitation.
5. Knowledge of the safety characteristics of mechanical systems.
6. Ability to communicate effectively with others, both orally and in writing.
7. Ability to adjust to new methods, techniques, and equipment.
8. Ability to assume to responsibility for work performance.
9. Ability to perform a wide variety of procedures and to quickly evaluate and meet unusual situations.
10. Ability to stand, stoop, climb, crouch, lift, and operate equipment throughout the working day.
11. Ability to establish and maintain effective and cooperative working relationships.
12. Ability to maintain confidences.
13. Ability to maintain high productivity performance.
14. Ability to function as a Group Leader.


WORKING CONDITIONS:
1. Works in adverse and potentially hazardous conditions.
2. Works in close proximity to pressurized steam and high voltage.
3. Works in close proximity to moving parts of machinery and equipment.
4. Works in an atmosphere of extreme temperature (hot and cold), noise, dirty, and fumes.
5. Works out-of-doors in all types of weather.

PRINCIPAL DUTIES AND RESPONSIBILITIES:

Performs all functions of Facilities Tech I and Tech II.
2. Maintains and repairs all medical gases in accordance with NFPA
Standards.
3. Works with multiple fire systems, takes specific systems and/or areas out
of service, resets the fire panels, and services various devices in the
system.
4. Controls equipment to regulate flow and pressure of gas fired boilers,
furnaces, and related steam generating or heating equipment.
5. Performs alignment on all applicable drives.
6. Adjusts controls to regulate pressure, time, and heating temperatures
such as those found in, but not limited to Honeywell and Carrier systems.
7. Mounts thermostats in heated area and makes wiring connections
between building terminal box, switchbox, burner motor and thermostat.
8. Mounts meter and other electrical equipment for high load installations
such as transformers and over-current protection on racks or wall.
9. Connects motors, compressors, temperature controls, humidity controls,
and circulating-ventilation fans to a control panel and connects the panel
to a power source.
10. Installs terminal boxes an string lead-in wiring.
11. Lays out and installs conduit per National Electrical Code (NEC)
regulations.
12. Has capable working knowledge of heating/cooling and electrical
building systems.
13. Disconnects plumbing and electrical fixtures to facilitate replacement or
repair of counters, cabinets, walls, etc.
14. Cuts, shapes, and assembles wood and steel frames to construct frames
for equipment.
15. Constructs and repairs structural work in buildings.
16. Completes demolition of an existing structure to accommodate new
construction.
17. Installs and maintains doors and door hardware such as knobs, levers,
panic hardware, strikes, hold opens, and closures, including installations
with electrical components.
18. Installs fixtures found in ceiling systems such as diffusers sprinkler
covers, speakers, fixtures, etc.
19. Maintains ceiling systems.
