PRIMARY FUNCTION/GENERAL PURPOSE OF POSITION:

Operates and adjusts equipment such as steam boilers, turbines (under licensed supervision), pumps, metering devices and heat exchangers.  Monitors equipment and records readings.  Observes the operation of mechanical devices and determines problems and logs corrective action necessary.  Documents work performed and prepares reports that are required.  Maintains boiler room and all mechanical rooms.  Completes preventive and corrective maintenance on turbines, steam boilers and pumps.  Maintains chemical treatment systems for all equipment.  Monitors cooling and heating zones to ensure maintenance of required comfort levels.

EMPLOYMENT QUALIFICATIONS:

  • Knowledge acquired through a high school education or equivalent.
  • Requires a high-pressure boiler operator’s license with a minimum of three (3) years of boiler operations experience.
  • Previous work experience with equipment repairs, repairs of heating, air and ventilation systems; and knowledge of preventive maintenance schedules acquired through two or more years of work experience.
  • Demonstrated skills and ability to operate a variety of plant equipment, hand and power tools.
  • Knowledge of mechanical and boiler equipment operation and repair.
  • Must possess a current Ohio driver’s license.


ESSENTIAL JOB FUNCTIONS:

  • Performs preventive maintenance on equipment; completes required documentation. Operates and adjust building automation and direct digital control systems.
  • Starts, adjust and stops equipment such as steam boilers, turbines, pumps chillers, compressors and HVAC equipment.
  • Adjust valves and other controls on mechanical equipment to ensure that readings are within specified ranges for safety, comfort, efficiency and economy.
  • Observes the operation of mechanical devices and determines problems and corrective action necessary.
  • Observes recorders, meters and gauges on mechanical equipment, and records on logs/forms.
  • Inspects central utility plan and all associated equipment for safety.
  • Test boiler, closed systems, and cooling tower water condition, adding chemicals when needed.
  • Inspects boilers and equipment while in operation, making minor repairs and/or adjustments as needed.
  • Supports Plant Supervisor on boiler room reports indicating amounts of fuel and oil used, amount of steam and water produced, and results of water tests.
  • Contacts Plant supervisor whenever major problems occur with facility equipment.
  • Responds to hospital emergencies such as fire drills, internal disaster, snowstorm, etc.
  • Reports malfunction equipment to supervisor.
  • Performs periodic cleaning of all central utilities equipment and associated mechanical rooms throughout the facility.
  • Maintains operating logs of equipment during shift.
  • Checks boiler water levels; adjust when necessary.
  • Cleans boiler, fuel lines, condensate lines, steam piping and water fill lines.
  • Maintains professional growth and development by attending training school, in-services, seminars, workshops, etc.
  • Follows the hospital’s hazardous communication program, keeping the supervisor informed on any safety issues or hazards.
  • Performs duties in a cheerful, courteous, and professional manner promoting the best possible service for customer/patient.
  • Performs other central utility job duties as assigned.

WORKING CONDITIONS:    

Works in Central Utility Plant and other associated areas where there is risk to potential exposure to electrical and mechanical equipment, chemicals, hazardous waste and refrigerants. Work environments are often hot, dusty and noisy.  May be required to work outside in all types of weather. Must be able to climb ladders, bend, stoop, push and pull.  Light to moderate lifting, a minimum of 35 pounds.
